Set deep in the midst of the Suffolk countryside, yet only a few miles from the A14, the A140 and the A12, Witnesham is a pleasant village with a popular pub, The Barley Mow (about a 10 minute walk from The Old Stable). Sadly, the store cum post office has closed but a post office service is provided in the local chapel two half days a week. There is still a fruit and vegetable wholesaler in the village, only a 5 minute walk away, which also sells local eggs, milk and fruit juice, and Swiss Farm butchers is open in the next door village, Ashbocking (full details are in the house file at the Old Stable). A good bus service operates to Ipswich and some mid Suffolk villages.

Manor Farm land is arable and grazing and is now worked by a neighbouring farmer. The farmhouse which dates back to the 15th century is situated down a little narrow lane, beside the church. The centuries old former stable has been converted to a high standard whilst retaining original features and a rustic charm, providing extremly pleasant self-catering holiday accommodation for 4/6 people. With far reaching views across the fields and being beside the water meadows and babbling brook, The Old Stable is the perfect retreat for an 'away from it all' holiday.

The nearby main roads provide easy access to all corners of the county and the coast. The many narrow (sometimes very narrow!) country lanes give hours of curious exploring. The Fynn Valley 'pay and play' golf course is close by and open to non-members - website: www.fynn-valley.co.uk .

The front door goes straight into a spacious, heavily beamed, but light and airy sitting room with a dining area. There are three leather sofas, a television with a DVD which also plays CDs and MP3s and a radio. One of the sofas opens out into a metal frame double sofa bed for occasional visitors.  Beside the dining area, a door goes into a good sized, well fitted kitchen with a fridge with ice box, microwave, built in electric hobs and oven, dishwasher, washing machine, a breakfast table and chairs and adequate cooking and dining equipment.   There is also a downstairs shower room with a large walk in shower, WC and wash basin.

Solid, straight wooden stairs go up to the first floor where there are two attractive beamed bedrooms - one with a wrought iron double bed and the other with two wrought iron single beds. There are good wardrobes and storage facilities in both rooms as well as on the landing. The bathroom has a bath, WC and wash basin. The owners provide pillows, duvets, all bedlinen and towels.

There is underfloor heating in the bathroom and beneth the traditional brick flooring downstairs, with electric panel heaters in teh bedrooms.

A designated parking area is situated between The Old Stable and the cartlodge.  

There is outside furniture on a terrace area beside the house and visitors are welcome to find a little niche to relax in the adjacent meadows. A public footpath passes by The Old Stable which links up with many others crisscrossing the countryside - one takes you to The Moon and Mushroom in Swilland about 30 minutes walk away.

Although children are welcome at The Old Stable and will very probably love the open spaces and fields, parents must be fuly aware that the garden is totally open and there is a stream nearby.

Smoking is not permitted inside the property.
