Waldringfield is a small and popular village located on the banks of the river Deben, in an Area of Outstanding Natural Beauty, about 6 miles south of the riverside market town of Woodbridge. It has a busy pub, a sub post office open on a part time basis and a church and, as it is only about 2 miles from the main A12, offers the visitor a rural location, beside water yet within easy access of the main roads leading throughout Suffolk for great exploring. There is a good golf course on the outskirts of the village which is open to non-members on a pay and play basis. Little Oakland is a totally self-contained, detached, single storey dwelling situated in a quiet location off the village road behind the owners' own home, Oakland, and beside a meadow. Overlooking the well maintained garden with a lawn, patio and established flowerbeds, Little Oakland offers relaxing accommodation for two/four people. The front door goes into an entrance lobby with coat storage facilities and, off to the left, is a wet room with a shower, WC and wash basin. The main living accommodation is open plan with a soft seating area, a dining area and a small fitted kitchen with electric cooker, fridge with ice making compartment and microwave. There is a combi TV/DVD and a cd/radio music system. An additional window in the roof over the kitchen area makes this room light and allows the sun to stream in. Beyond the kitchen is a small, walk-thru bedroom with adult size bunk beds which leads though to a good sized bedroom with a 5' wide double bed - there is a curtained alcove for clothes hanging, and two shelves for shoes beneath. This bedroom has a window overlooking the meadow, double glazed doors onto the patio and a large picture window where is it possible to lie in bed and admire the garden! Visitors are welcome to use the rear garden and the lawn or swinging chair under the tree are ideal for complete relaxation. There is a table and chairs on the sunny patio for outside meals. Heating is provided by free standing electric radiators and the owners provide duvets and pillows, together with all bedlinen, bathroom towels and teacloths. Off road parking for two cars is available on the private drive. Little Oakland does not have any laundry facilities but visitors are welcome to use the owners' own equipment. There is 'unofficial Wi-Fi internet access' via the owners' own router but connection is not guaranteed. A travel cot and high chair can be made available upon request. There is a no pet and no smoking policy at Little Oakland.
