The shoreline of the Shotley Peninsula, which is situated to the east of the A12 between the rivers Orwell and Stour, is almost all designated an area of outstanding natural beauty, and the coutryside, rural with farms and villages dotted around, is much favoured by sailers, walkers, bikers and birdwatchers. Alton Water, a 5 mile long reservoir in beautiful surroundings is within ? mile of Holly Farm and is a popular centre for water sports and other leisure activities. Ipswich and Colchester are within easy reach and London takes only an hour by train from nearby Manningtree Station. Constable Country and the Dedham Vale are close by. From this well placed location there are many places to visit and things to do throughout Suffolk for an interesting day out before returning for a peaceful and relaxing evening back at The Lookout. Close by is televisions 'Jimmy's Farm', garden centres and an excellent Farm Shops. The Lookout is fitted out for year-round comfort, and this well presented holiday home provides clean, contemporary accommodation for not more than four people. A stable door enters into a good sized entrance hall off which is a ground floor bedroom with two singles beds and an adjacent wet room with shower, WC, wash basin and shaver socket. Stairs from the entrance hall go up to an open plan kitchen/dining/sitting room with french doors leading out onto a small balcony which looks down on to a garden area with outside furniture for visitors' use and a private off road parking space. With the french windows open it is an ideal spot for enjoying breakfast and the wonderful view across fields to the skyline, or to sit with a 'sundowner' and watch the sunset. On the first floor, to the right, there is a second bedroom with two single beds and an en suite bathroom with bath, WC, wash basin and shaver socket. Household facilities include a built-in electric cooker and hobs, microwave, fridge with ice making compartment, ample cooking and dining equipment, a combi-TV with DVD, a radio/cd player and the owners provide duvets, pillows, all bedlinen, towels and teacloths. An oil fired boiler provides central heating to radiators throughout the property and all windows are double-glazed. A washing machine and tumble dryer are available for use. A child's bed, cot and highchair can be borrowed on request. A well behaved dog is very welcome at The Lookout. There is a no smoking policy.
