Set in the midst of woodland and arable farming, yet under 5 miles of Aldeburgh and 3 miles to Snape, Manor Farm is a working farm and a fully licensed racing yard for 21 race horses. The A12 is only 5 miles away so Minsmere and Dunwich and the many places of interest on the coast and inland are all within easy reach. The popular Chequers public house is less than a mile away down the country lane. Heron and Avocet have been completely refurbished from a redundant farm building, to provide comfortable holiday accommodation for 2 people in each. Being side by side with a communia entrance hall before entering into the private properties, these are ideal for couples wishing to holiday together but still wanting their own independent accommodation. From the large gravelled driveway, double glazed doors lead into a communal entrance hall for coats and wellies and a separate, private front door leads into Avocet. Once inside, this single storey property is made up of an open plan living room with comfortable soft seating, the kitchen area and dining table and chairs. Off this main living accommodation is a bedroom with a double bed with a bathroom with bath, WC and wash basin en-suite, and a separate shower room. Facilities include Sky television and video, DVD, radio/CD player, free wireless broadband internet connection, microwave, fridge, freezer, built-in electric oven and hobs, dishwasher, washer/dryer and adequate dining and cooking equipment. There is a sunny patio with outside furniture from the living area, and ample private parking to the front. The owners provide duvets and pillows, together with all bedlinen and towels. There are electric panel heaters throughout. Visitors are also welcome to use the owners' tennis court (please bring your own racquet) and there is coarse fishing on the farm pond - again, please bring the necessary equipment. By direct negotiation, the owners' daughter will be pleased to offer a babysitting service. Visitors are politely requested not to arrive before 4pm on the start of their holiday, please. Due to to the race horses and the owners' own dogs, it is regretted that pets are not allowed, and smoking is not permitted inside the properties. Should you indulge outside, please dispose of your 'dog ends' thoughtfully and carefully. Children are welcome at Manor Farm but parents are requested to keep them under control due to the farm machinery, open pond and valuable livestock.
