Set in the midst of woodland and arable farming, yet under 5 miles of Aldeburgh and 3 miles to Snape, Manor Farm is a working farm and a fully licensed racing yard for 21 race horses. The A12 is only 5 miles away so Minsmere and Dunwich and the many places of interest on the coast and inland are all within easy reach. The popular Chequers public house is less than a mile away down the country lane. The ever popular, eccentric seaside towns of Aldeburgh and Thorpeness are about 6 miles away. Snape and its famous Maltings Concert Hall is about 3 miles away, and Woodbridge, Wickham Market and the many other interesting towns and villages in coastal Suffolk are within an easy drive. For a day trip, the ancient wool towns in Mid- and West Suffolk, with their character cottages of all shapes and sizes, are well worth a visit too.

Swallow Cottage and Kingfisher Cottage have both been completely refurbished from a redundant, Victorian brick stable block and transformed to provide spacious and comfortable accommodation for not more than four to six persons. These are ideal for two families wishing to holiday together but still wanting their own independent accommodation. This is also a perfect spot for a combination beach and 'rural living' holiday!   Although Swallow Cottage is slightly bigger, these two holiday homes are identical.

From the covered, off road parking area in an old cart lodge, a pathway leads onto a large, sunny patio with two picnic benches and various potted plants. The patio is enclosed by a 3 foot wall and parents must be aware of the 6 foot drop on the other side.

The entrance door from the patio, leads into a spacious, main living area with a television, video and soft seating at one end and, at the other, a rectangular dining table and chairs. Also on the ground floor, there is a small but very well fitted and equipped kitchen and a cloakroom with WC and wash hand basin. Between the living and dining area, stairs lead up to the first floor where there are two bedrooms, both with ensuite facilities. The double bedroom has a shower room with WC, wash hand basin and shaver point whilst the twin bedded room has a bathroom ensuite with a hand held telephone shower over the bath, WC, wash hand basin and shaver socket. The sofabed in the living area offers further sleeping accommodation for two occasional visitors.

Household amenities include a double bed and two single beds, Sky television and video, DVD, radio/CD player, free wireless broadband internet connection, microwave, fridge, freezer, built-in electric oven and hobs, dishwasher, washer/dryer and adequate dining and cooking equipment.  The owners provide duvets and pillows, together with all bedlinen and towels.

There are electric panel heaters throughout and the cost of heating and electricity is included in the rental throughout the year.

By direct negotiation with the owners, their tennis court is available for occasional use and arrangements can be made for visitors to fish in the pond nearby. Again by direct negotiation, the owners' daughter will be pleased to offer a babysitting service. A cot and high chair can be made available by prior arrangement.

Visitors are politely requested not to arrive before 4pm on the start day of their holiday, please. Due to the race horses and the owners' own dogs, it is regretted that pets are not allowed and smoking is not permitted inside Swallow Cottage and Kingfisher Cottage.   Children are welcome at Manor Farm but parents are requested to keep them under control due to the farm machinery, open pond and valuable livestock.
